Is Private Lending a
Scam?
|
|
....Private
Income or Public Humiliation?
With the boom in the real estate economy over the past two
decades it seems as though everyone is looking to make their
fortune in real estate; and for every person looking to become
a millionaire on the real estate market there are five more who
claim that for a low price they can teach them how to do
it.
There are a number of individuals who have made money on the
real estate market and are more than happy to share their vast
wealth of knowledge for the right price. The question is, how
can you spot the frauds that are competing with these
individuals?
Private lending can seem like a dream come true to the real
estate enthusiast. The concept of being able to obtain money
from a private lender rather than having to go through the
rigmarole of attempting to borrow money from the bank (and
generally sinking a large amount of their own savings account
in besides) can make even the hardest heart dance with joy.
The problem is, private lending is something that can be
obtained by doing careful research and does not necessarily
require a mentor to guide the investor through the process. Is
it worth it, then, to pay good money for a course to teach you
how to purchase homes with private funding?
Alan Cowgill’s series of seminars and products would
indicate that yes, it is. The owner of Colby Properties, LLC
and president of Integrity Home Buyers, Inc., his program
offers free ebooks, CDs and a newsletter full of helpful hints
and informative links for his students, and strives to build
the confidence of the fledgling investor so that they are not
afraid to pick up the phone and start making phone calls.
The attitude and motivation of a new investor are generally
the two key items with the potential to make or break their
real estate career.
This is not a course for those investors who have already
been in the business for thirty plus years and have the art of
obtaining money from outside sources down to an art form;
although really, if they are interested it never hurts to throw
another handful of ideas in the pot.
This whole course is primarily designed for those who are
infants in the business, taking them by the hand and filling
them with courage while at the same time teaching them the ins
and outs of the business. Alan Cowgill’s program is one of the
few that will actually take the time to focus on the legalities
involved in obtaining private funding; many other courses have
a tendency to gloss over this issue.
The most well known of his programs is his infamous 3-day
Boot Camp, during which hundreds of potential investors will
gather together to learn the ins and outs of obtaining private
funding and will have made their first sale long before they
leave the building.
Alan Cowgill teaches his students not only how to make a deal
using private lending but how to approach lenders so as to not
be dismissed out of hand as yet another fly by night real
estate investor.
The advantage this can give a novice investor over all the
other investors just entering the market justifies every moment
spent learning from Alan Cowgill, “America’s #1 Authority on
Attracting Private Money”.
Just keep in mind that any real estate program typically
requires a large amount of leverage (borrowing money) and risk.
While leverage greatly accelerates your gains on the way up, it
also accelerates your losses on the way down.
